Common Questions

EICR & Testing FAQs

What is an EICR and do I legally need one?

An Electrical Installation Condition Report (EICR) is a formal assessment of the safety of your electrical installation. Since 2020, landlords in England are legally required to have an EICR carried out every 5 years and provide a copy to tenants.

How often should a landlord get an EICR in London?

London landlords must have a valid EICR every 5 years for all rental properties. New tenancies require a certificate before the tenancy begins. Failure to comply can result in fines of up to £30,000.

How long does an EICR take?

An EICR for a typical 2–3 bedroom property takes 3–4 hours. Larger or older properties with more complex wiring may take longer. We aim to cause minimal disruption and provide your report promptly.

What happens if my property fails an EICR?

If your EICR identifies C1 (danger present) or C2 (potentially dangerous) issues, remedial work must be carried out within 28 days. We can carry out all necessary remedial work and issue a satisfactory report once complete.

How much does an EICR cost in London?

EICR costs in London typically range from £150 to £300 depending on property size. Contact us for a fixed-price quote — we cover all London boroughs and surrounding areas.
